The company builds its portfolio through mortgage loans, mezzanine loans, preferred equity stakes, and net-leased properties, allowing it to earn returns across different levels of the capital structure. Because it qualifies as a REIT, it pays no federal corporate income tax as long as it distributes at least 90% of its taxable income to shareholders.
